For the Paquin family, we faced a unique challenge: creating a stationary dock in an area where the homeowners association traditionally only permitted floating structures. This project required both diplomatic finesse and creative design solutions to satisfy all stakeholders.
HOA Collaboration and Compliance
Working closely with the neighborhood's homeowners association, we successfully negotiated a variance for this stationary dock installation. The key to approval was our thoughtful design approach that carefully mimicked the visual characteristics of the surrounding floating docks.
By incorporating similar aesthetic elements, materials, and proportions, we created a stationary structure that visually harmonized with the neighborhood's existing waterfront profile.
Preserving Lake Views
The required positioning of the dock presented another challenge, as a standard design would have obstructed the cherished lake views from the Paquins' back porch. To address this concern, we implemented two strategic modifications:
- We designed a narrower roof profile that reduced the visual footprint while still providing adequate protection for their watercraft.
- Instead of using traditional mechanical PWC lifts that would have added bulky visual elements, we substituted streamlined PWC floats that sit lower on the water's surface
These thoughtful adjustments preserved the Paquins' unobstructed views of Lake Granbury while still delivering the functional stationary dock they desired. The completed project demonstrates how creative problem-solving can balance homeowner preferences with community guidelines, resulting in a solution that enhances both property value and lake enjoyment.
